Verification of land title status: CAR, CCIR, updated registration, status with INCRA, and transfer history.
Analysis of territorial overlaps: We accurately identify any overlaps with Indigenous Lands, Strictly Protected Conservation Areas, or Quilombola territories—risks that could render the use of the property unfeasible or restrict it.
Environmental due diligence for the property owner: We review the property owner’s history of fines and injunctions issued by IBAMA.
Tax status: verification of the account holder’s outstanding federal tax debt with the PGFN.
Soil analysis: clay content, texture, organic carbon, and agricultural suitability at a 30-meter resolution, using MapBiomas Solo data—enabling the identification of the land’s actual productive potential.
Climate and regional context: historical rainfall data, drought risk, logistics infrastructure, and proximity to consumer markets and distribution channels.
